**Silk Development is hiring a Senior Project Manager.**
**Key Responsibilities:**
* **Project Inception Stage:**
* Develop and maintain project schedules aligned with strategic deadlines.
* Assign responsibilities and coordinate progress across internal and external teams.
* Ensure resource availability and optimal allocation.
* Create and maintain comprehensive project documentation.
* Collaborate with the Cost Manager to prepare initial budget estimates and cash flow projections.
* Prepare and present regular progress reports to the Board.
* **Pre-Construction Stage:**
* Manage internal resources and third-party vendors for seamless project execution.
* Review and validate deliverables from design consultants and architectural firms.
* Monitor cost implications and design efficiency throughout the design phase.
* Lead value engineering initiatives to optimize design and cost.
* Conduct risk assessments and implement mitigation strategies.
* Develop detailed project plans to monitor and track progress.
* Coordinate with the Cost Manager to prepare tender bills of quantities and preliminary cost estimates.
* Provide regular updates and reports to the Board.
* **Tender Stage:**
* Oversee tender and contractual arrangements in line with client priorities and design documentation.
* Coordinate preparation of tender and contract documents with procurement and legal teams.
* Develop shortlists and longlists of qualified bidders.
* Provide clarifications to bidders during the tender process.
* Evaluate tender proposals and prepare recommendations for contract award.
* Lead contract negotiations with selected bidders.
* Organize contract finalization and signing.
* Deliver consistent reporting to the Board throughout the process.
* **Construction Stage:**
* Coordinate activities of all project stakeholders including contractors, operators, consultants, and design teams.
* Ensure alignment between construction documents and on-site execution.
* Supervise in-house QA/QC team and ensure adherence to quality standards.
* Manage changes to scope, schedule, and budget using formal verification techniques.
* Review and negotiate contractor variations and change orders per contract terms.
* Monitor contractor work programs against project milestones and deadlines.
* Mitigate risks related to delays and cost overruns.
* Review and approve interim payment certificates for all project participants.
* Oversee project handover to owner/operator and manage snagging and defect liability processes.
* Provide weekly progress reports and updates.
* **Additional Responsibilities:**
* Maintain proactive communication with all stakeholders, ensuring transparency and alignment.
* Ensure compliance with local regulations, building codes, and sustainability standards.
* Track and report on key performance indicators (KPIs) such as budget adherence, schedule variance, and quality benchmarks.
* Support post-completion evaluations and lessons-learned documentation.
* Perform other related tasks given by the Supervisor.
**Qualifications:**
* Bachelor’s or Master’s degree in Architecture, Engineering, Construction Management, or related field.
* Minimum 7–10 years of experience in real estate development or construction project management.
* Proven ability to manage complex projects with multiple external partners.
* Strong knowledge of design, permitting, construction, and financial processes.
* Excellent leadership, negotiation, and communication skills.
* Proficiency in project management software (e.g., MS Project, Primavera, Procore).
